Do’s
- Keep your “Broker” aware before you start looking as prospective homes.
- Re-Sales as well as New Construction which includes ‘New Development & New Conversion’ agreement requires the “Broker” to register their buyers.
- This Agreement further requires that a Buyer’s Broker be present and accompany their buyers to a showing especially when going to "New Construction & New Conversion"
- A Buyer’s Brokers fiduciary is with the buyer and not the sales office of the Sponsor.
- Your Broker will provide you with a NYS mandated Agency Disclosure Form. This is not a contract but a simple form which educates you that as a Broker we represent your interest.
- You should always have your Broker accompany you to all showings.
- Your Broker can run searches for availabilities and provide Comparative Market Analysis on every home on and off the market.
- Be smart and don’t leave money on the table as the Buyers Broker’s commission is already built into the sales price.
- When buying New Construction/New Conversion the process of buying is much simpler than in re-sales. Unlike Re-sales where a private owner can increase his ask at will, this usually does not happen in New Construction and in order for the Sponsor to increase price he must first file an amendment with the Attorney General’s office.
Don’ts
- Never make direct contact with the Sales Office of the New Construction on your own. If you have, please let your broker know right away and have him accompany you to the showing.
- Let your Broker handle all appointment scheduling and have us accompany you at all previews.
